This is a very old thread and Goodbye Sandy has not posted here in a long time. But if I recall correctly her rental had 4 separate rooms, hardwood floors, antiques, etc. - and guests would likely disturb other guests while trying to find their way to their bedroom. That was just one of the reasons a self check in would not work at her place.
Goodbye Sandy hosts multiple parties of guests at the same time so self check in isnāt feasible for her. In my case; our dogs will bark nonstop if someone enters the house without my telling them that the guests are approved. Also, we have many guests who donāt know how to work household items that seem common and/or self explanatory to us so I think makes for a more pleasant stay if guests are given a house tour. One of our two current guests canāt figure out how to mix the hot and cold water in our shower to get the temperature he likes. This is despite the fact that we give detailed instructions in our house guide and we demonstrate to each party of guests on arrival.
Tooooo funny. A house guide is probably the last thing a guest reads, if at all. I donāt have a guide but Iāve got a very short list of house rules. I can tell that some guests have read them, but some show up and have been here a day or two, then I notice their behavior changes because they got around to reading the rules

We offer a guest room in our rural home, in the woods. Our check-in time is 6-9p.m. and in our rules it states no late check-ins after 10 p.m. will be accepted. Last week a guest called at 8:45 and said he would be a little late. I asked him where he was currently and when he told me I knew he wouldnāt be arriving until after midnight and more likely closer to 1a.m. I told him he would have to cancel. I have a flexible policy, but he wanted a full refund and said I was cancelling! I explained that he would have to arrive by 10 p.m. as stated in the rules in my listing, and that was not possible. I offered to refund all but $10 and suggested he get a motel in the tourist area he was now as we had the state fair in our town. I contacted Airbnb, explained it to them and they had no problem with it. No bad reflection on my superhost status either.
Yes no more post midnight arrivals for meā¦ Had it with that. I now state in my rules the check in window is 4-11pm. Also guests MUST arrive by midnight or they cannot be admitted. The only exception is verified flight delays. No more guests taking tours, traipsing around lava at midnight, driving to my house (three hours away) and expecting a warm welcome
I have keyless entry via a pin code. Guests can arrive at anytime and self checkin. If it makes sense in your case, I would do that.
I just started charging extra $20 checkin after 9pm.
Also charging for holding baggage $10.
How do you collect the $20 late check in fee? My husband wants to start doing this.
Guests who check in after 9pm tend to be apologetic - you just request $20 via app. Thatās the best way so far. I also will start charging for storing luggage.
