Instant booking+ crappy guest sends request

If they can’t IB there IS a reason.

Get the AirReview extension for your browser (Mozilla or Edge) and you will be able to all the reviews a person had in their entirety.

@NordlingHouse That was my hunch, but reading the response from @muddy, maybe some folks choose not to IB even though they meet the criteria because they want to have a chat with the host before booking… ahhh complicates things.

This is very important. And only because of this forum do I know this!

I once had a guy tell me that my IB must be off because I asked him why hew couldn’t IB because he had nine great reviews.
He decised to book elsewhere because I was asking so many question…hmmmmm!

But if they don’t IB it doesn’t mean they CAN’T. As stated above, some guests prefer communicating with the host prior to booking. And this IB host would prefer they do so if they have questions not answered in my listing.

I’ve been using IB since the time I first started using Airbnb and I’ve never had a crappy guest. I’ve had less-than-perfect guests, sullen guests, weird guests, sneaky guests but never crappy ones.

But every host is going to get strange guests every so often and there’s nothing you can do to prevent them booking (if you want full year-round occupancy).

As I’ve often said here, I’ve been doing this for a hundred years (it feels like it anyway) and haven’t developed any sort of intuition or ‘gut feeling’ or (worse) spidey sense (I don’t even know what that means but I read it often enough.)

With high maintenance guests - some will be and with others it’s hard to believe they are even there. It balances out over time.

Lucky you @jaquo! A friend recently found out they filmed porn at her historic AirBnB :rofl::rofl: I won’t get into the details on how they discovered that…

Quite a few hosts here have had the same. I’ve mentioned here before that years ago a porn movie was filmed in the (rather posh and elegant) store just a few yards from our office. And like your friend, I’m not going into details about how we found out.

Seriously though, because I’m on the premises, that’s something I tell guests before they arrive - making it sound like an advantage (“I live just opposite the apartment so I’m on hand if you need anything”) but it usually deters any monkey business.
