i’m brand new at this and would appreciate some input. in a hotel, guests expect clean linens and bathroom with new towels and folded toilet paper on a daily basis. i am a fairly neat person and keep a clean kitchen but how often should i clean the bathroom and change sheets when a guest is staying for a week or more? i always clean between guests but for myself i clean my bathroom weekly, and change my sheets weekly. is this sufficient for longer term guests?

When we were running Beyond Stays, for stays of 7 days or longer, we would do a complimentary mid-stay sheet change and tidy up. If they were with us for 2 weeks or more, we would offer it at an extra cost.

For guests staying over 5 days, I provide new towels and the offer of changing sheets. Remember they’re your towels and sheets and you don’t want them to become dingy. I don’t charge extra.
If you’re sharing your space with more than one person my recommendation is to clean the bathroom every 4 days or so. I use some wipes to just freshen up between the deep clean which happens once a week or between guests.

Usually our clients will offer new sheets a couple times per week, and 1 complimentary cleaning for a week stay. Anything more would be at additional cost. It varies depending how long your tenants are staying…I would recommend offering new sheets and then seeing if they ask for additional cleaning (and keep the advice on this thread in mind before agreeing!).

Stephanie, the other option is to leave extra towels and linen in the unit and let them know it’s there if they need it and for stays longer than a week, you could offer a cleaning after a week. They may not take you up on it but I’m sure guests will appreciate the offer.
Our long term guest has been with us for 9 months and just extended for another 3. I was cleaning her space (she has the whole top floor which is two bedrooms and a full bath) every two weeks. I finally got tired of it, and told her she was part of our family now and we all clean up after ourselves. I told her she could pay me to clean, but she hasn’t taken me up on it. She is tidy, so we haven’t been too concerned. She doesn’t clean like I do, but nobody does.
Air BNB pays out for one cleaning, so I plan to just clean once - when they check out. Long term guests should take care of their space, do their own laundry, etc. We provide her with everything she needs, to include use of the whole house. That makes her part of our family. We are very lucky. She’s a wonderful guest.
