I would never agree to a four year lease. You also need to consider regulations. Will your area always allow short term rentals? Many cities are placing limits and laws change.
So if you do agree to an increase, make sure you have a back up plan to rent to a roommate if Airbnb falls through.
Suznet- I think you answered your own question: If you feel sick to your stomach about this endeveour at this stage; youâll probably feel even worse when one or more of your quests disappoint (and they will).

Hosting takes time, and having someone different in your place on a regular basis will place a lot of demands on you, over and above keeping the place clean and ready to go. Guests will need help, and will want to talk to you, and will suck up an amazing amount of your time, especially if you let them. My guess it that it can easily take 20 hours a week.
How will that impact your studying? You would probably be far better off getting a part-time job somewhere and keeping the rent where it is, instead of putting all that stress on yourself and shortchanging your education.
I think if @suznet had her own place, it wouldnât necessarily be such a bad idea, though I certainly donât think hosting makes a lot of financial sense, unless you are in a place where you are in a position to charge high rents, and you like hosting, of course. And it doesnât play well with a demanding schedule.
But as many people have already said, with the deal on the table, it makes no sense. So itâs a moot point.
PS. In my experience guests donât want to talk to you, though they generally will if you do.
