Host Guarantee Dishonorable

@SB9671111, I’m sorry you are in this awful situation.

I feel lucky and possibly a member of a small minority that our $700+ in damage was quickly and rather easily paid by Air under the Host Guarantee Program. Our situation, in addition to the damage, also required extensive cleaning above and beyond what we normally need to do. What I learned is that if we had hired out the cleaning and presented a receipt, it would have been paid, too. Because we did it ourselves, we were not reimbursed. We did not require a security deposit and still don’t, but we do have short term rental insurance as an added layer.

I agree with others who said to file a police report, and I would do it right away.

For the future, if you are not on site, you may consider adding exterior security cameras. Also, others have mentioned a device that detects the number of smartphones in the location that you can use it to avert a party or excess guest situation.

That is a good idea to use security cameras and smart phone detectors. Brilliant!. I did hire cleaners and did provide a receipt. Toronto police would never come to take a report. They would ask you to go to the station, then they will make an excuse as to why they can’t take a report. This happened to me before with a tenant. They are unaccountable. AIRBNB are ignoring emails and calling them is useless.

The security deposit gives the guest the false impression that they are on the hook for something. The problem is that only good guests will worry about it, bad ones never worry about things like that. And airbnb has the bad guests’ back.

They only have to walk away from their account if airbnb approve your claim. The idea of the Host Guarantee is that airbnb are supposed to cover it out of their own pocket, regardless of whether they can get the money from the guest. I don’t they have ever paid a red cent.

You’d think that’s what it’s supposed to mean! But it obviously doesn’t, which is worrisome–especially if you have a large property and take in multiple guests which makes the potential for damage go up.

Yes exactly. You are completely on your own with airbnb. There are a lot of faux functions in Airbnb that are used to manipulate guests and hosts Eg. Preapprovals. Hosts are prompted to send preapprovals to all queries. If you a use instant book, preapproving is redundant. Instant book is preapproval. It is just a manipulative tactic to get guests to feel special and edge them closer to booking. The problem is, if you don’t preapprove guests your listings get demoted and won’t appear as often as hosts who positive anyone and everyone… So there you are tapping away on preapproval everytime, no matter how unsuitable the guest is. Guest query: “I am attending a pig pagaent in your fine city and will be bringing 3 of my pigs who are participating in the pagaent. They are very clean and always lick their feet before jumping into bed with me. Is this ok?” Me: “My ad says no pets. I am happy to host your stay but the pigs can’t come because i just remembered that my pride of lions will be sharing the apartment with you. I hope this is ok and hope that you will book.” Preapproved!

@SB9671111 I have been through the process and know exactly how it works. Remember what I posted at the top of the thread? That I made a claim that was rejected?

I am simply explaining the difference between the deposit and the host guarantee according to Airbnb. The two are not the same thing and do not cover the same type of damage.

Whether Airbnb decides to pay out is entirely different - as I have already stated I personally tried to make a claim against the supposed deposit on my listing and failed because Airbnb decided against me.

I have IB on and the res just pops up. Haven’t noticed the pre approval except for those who don’t meet my requirement of being positively reviewed.

I just got an inquiry containing my favorite peeve… A request for a discount! Really pisses me off since the price for what I’m offering is stupidly low. She’s a Chinese student coming to attend the University. I declined with a nice note saying she shouldn’t have any trouble finding something that fits her budget.

I, too, got a run around with my case. I followed all the steps. I’ve been a host for almost 5 years and also a superhost. AirBnb Host Guarantee is a joke. Hosts beware. I’ve lost all trust.
