Hello! New host from Georgia here

Not a joke. I started Airbnb on a bit of a whim. I was boarding dogs in my home as well as teaching in high school full time. This limited the number of days I could book out but it still exceeded my expectations. I decided to retire from teaching and within a few months I decided to make a $16,000 investment in my Airbnb by adding onto the front of my house to put a bathroom, separate entrance and to extend the front porch. I do feel that the investment paid off. I was able to now offer the room almost all the time because the guests would no longer be in my part of the house.

Your calculation is different of course but bathroom renos are one of the best investments to make.

There are other ways to make the bathroom more usable. You have a closet so put the occasional stuff in there — I’m not looking at the pictures but I think there were some things that could be moved to make some room. I’d rather someone use a hair straightener in there than put it on bedroom furniture. There are also clever solutions for baskets to hold hair stuff that hang with hooks, so check those out.

Yup, had a guest melt the upholstery on a chair by setting a hot hair appliance on the seat. :roll_eyes:

@georgiahost - what about attaching a shelf to the left side of the vanity?

Hey there, nice to meet you as well! I’m pretty new to the forum as well but have been lurking for some time now.

Could you add a narrow (6"-8") shelf along the left side of and attached to the vanity?

The other idea: create a custom shelf with the brackets ABOVE it instead of under it (with shelf very securely attached so it won’t come apart) and put it right above tile and under mirror with brackets on either side of mirror? So it’ll sorta look like: _ l______l _

You could do same above toilet and under that shelf unit if you wanted a bit extra.

I agree about the good advice here. I learned really quickly in my research (I did about a year and a half of research while working on the place before going live) that any question I had, no matter the question or the OTA platform I had the question about, this forum was within the first 4 search results and had the best, most thorough information with ample contrasting and supporting view points, so I just stopped looking anywhere else for information eventually. I’m laughing right now at an earlier thread I was reading where someone brand new to the forum (and not too adept at the hospitality thing, apparently) called this place an ā€œecho chamberā€. I found that amusing because I find this forum useful in the fact that it’s the opposite of an ā€œecho chamberā€ in my experience. So many ways people are doing it, so many different markets, so many different types of offerings. If it was an ā€œecho chamberā€ I wouldn’t be here because it would be useless to me. I love the diversity of thought and practice I find here.

Which is why if you intend to do this, you only open your calendar up for a few weeks and set the maximum stay at three or four days (or slightly more if that’s what your market requires). Once you’ve got three (or four in case of a cancellation) confirmed bookings, put your rates back up, change the max stay to what you want and open your calendar dates to your preferred advance period.

Welcome! I’m not on here much but you will find help. If nothing else you see how lucky you’ve been with your guests! I can’t believe some of the horror stories people post. Well I know they aren’t making them up, they are just hard to believe lol! I’ve just completed my 6th year on airbnb. Overall I have to say the guests have been great. No real train wrecks but I think location has a lot to do with that. I’m outside Yellowstone Park which isn’t the regular destination for spring break lol! I started out renting one room and private bath. I got mostly couples and once in a while a solo traveler. Last summer I opened up the other bedroom in my walk out basement and let more people in. I rented them together but upped the price. I thought I’d try it. It wasn’t worth it. Twice as much work for a few more dollars. I’ve returned to the original listing. I don’t depend on my income and don’t want to work that hard.
I love the south and am planning a trip there soon. Which book is Americus, Georgia in? It sounds so familiar but I can’t place it.

One concern: guests putting electric appliances (curling irons, flat irons, etc.) on shelves above sink/toilet is a safety hazard. Ask me how I know. :flushed::flushed::flushed:

But they do it all the time on the vanity and back of toilet. I don’t see how have a shelf appreciably increases the danger. Of course all GCFI receptacles in the bathroom must be installed.

It doesn’t - I guess I’m more making the case for putting a shelf off to the side of the vanity if that’s an option.

But i often see outlets in hotels located within a foot to the side of sink on the wall and i think the chances of an item that is placed on countertop next to sink has a greater chance of ending up in there than if it were 18"-24" above sink.
And - i think that shelf would most often hold toothpaste, mouthwash, etc than a curling iron.
The reason i suggested wall mounted was because it would likely look better and have better support as vanity may be particleboard type and thus not suitable for add-on shelf.

We just got our place up and going 2 weeks ago. We are in Macon Ga. We also contemplated this for about 2 years. Already got a long term guest for 3 months. Kinda glad for this as it will give us time to purchase other little things we may need to make the place more enticing. Hoping I can learn a lot from you guys on this forum.

This is great advice. I didn’t do it and as a result, one of my first bookings was for the full eclipse months out, only I hadn’t realized it was going to happen just yet but the savvy traveler knew. So I got well below what I could have charged and they got a steal!
