My thermostat is highly accurate but it only has one sensor which is in the control unit. If it’s 79 degrees in the hall according my my thermostat, it’s 79 on the thermometer I bought to check temps too. If I buy a fancier system with multiple sensors I might get better results.
68F is absolutely freezing! My AirBnB in Los Angeles is locked at 72F and I’ve had zero complaints.
Also, we state in our AirBnB listing that the AC is locked to prevent cooling below 72F in Summer. We’re upfront about it and have not encountered any issues.
I’m surprised - 72 seems so very cold to me.
Perhaps I’m not being clear. My Nest thermostat is locked to prevent it being set to NO LOWER THAN 72F. So guests can set it to 78F if they want!
We have it set to go no lower than 73°.
We tape around the remote so that the only settings that can be adjusted are:
- on/off
- temp (above 72°)
- fan speed
- fast cooling (which maxes out the fan for 20 minutes)
The tape is the same color as the remote. Never had a problem.
I have a similar issue… I have window units in the bedrooms. The other rooms rarely get warmer than 72° unless the heat is turned on… Guests will leave the AC running (despite house rules & nicely worded signs) when they leave the listing for the whole day.
I have my Airbnb window unit on it’s own circuit and the circuit breaker box is in my part of the house. I have mostly one night guests but if someone goes out during the day and leaves it on, I turn it off without going in their room. Another option would be to get a smart plug adapter.
While the house may be set at 68º is it actually? In that heat, does your home actually cool down to the setting? As others note it’s critical that you list your AC parameters and note specifically that the thermostat is locked. It may also be helpful to remind them of that prior to accepting their booking…Which means reconsider Instant Booking if you have it.
When I get push back from items, requirements (e.g. signing of Rental Agreement and security holds- I have a PMS linked to ABB) I respond:
If you’re not comfortable with this specific requirement for your booking, we cordially invite you to find another place to stay. Please promptly request a cancellation that I will approve.
I agree, I think it is reasonable and if they do not agree then don’t let them book, costly fix so not worth your trouble. We have a brand new air conditioner and we were told by our plumber to not to go below 20° C as it will freeze up and fail and then drip. Have not had an issue yet but people do set to 20°C which in my opinion is way too cold but each to their own. I
