I think 5 pm is too late for checkin, but perhaps you have reasons for that time. My checkin time is from 2.00 pm as the key is accessible if they come later. I offer an early checkin if the place is ready.I would prefer to know what time they plan to checkout, so I can get in and prepare for the next guest. My checkout time is up to 11.00am and lots of guests leave before that anyway.
I used to ask guests, as date of arrival approached, what time they expected to arrive. It’s proven to be a good idea. That way, I can gauge whether or not they plan to “surprise” me. Or: “If arriving later than 10pm, please be respectful of neighbors when approaching your room.” Then I know to leave a light on in their space.
