Guest cancels but then requests private booking

Ola is absolutely correct. The time and trouble you’ll have to take to claim from Airbnb simply isn’t worth it. Especially as in the unlikely event that Airbnb do pay up,
I’ve never heard of an occasion when it is anything more than a fraction of the recompense required.

As @Muddy says, if you host guests in your home and there is serious damage, your regular house insurance may be void.

In some areas, you can’t get your business license without showing your STR insurance and local authorities are becoming far more able to discover businesses that are operating without a license.

This is especially the case as most of us are advertising openly on the internet.

Local authorities may view that operating without a license and STR insurance are illegal. A neighbour was told he would be fined $500 per day for going so.

That was quite a few years ago - the fine is probably greater now.

No, @harnettr, but try to avoid doing this using their tools—it wouldn’t be fair. Besides, they actively work to prevent this kind of practice. That said, your concern could make an excellent topic for a new post, which I encourage you to write.

No. After many years. Airbnb is an advertising medium; it introduces guests to hosts and takes a fee for doing so.

I have two rentals and absolutely need to have 99% occupancy to pay for the mortgage, the property tax and so on.

Much as I love using the Airbnb service, I couldn’t maintain the occupancy I need if I was relying on Airbnb alone
.
I’m sure that the company understands this.
