BTW, your interior is much more luxe than the Dixie Daisy’s (the one I posted above with the hot tub). The DD is much more retro/cutesy, where yours has GLAMOUR …which is what GLAMping is all about.

I can see that it is not just about dragging a camper into the woods and listing it however tempting that would be.
Some pretty extensive site prep and/or landscaping around the place to improve the setting is called for to enhance the experience. That might very well double the investment.
But it could also double the nightly rate.
This would be a good February project during the slow season.

LOL…you can certainly do that, but I’d definitely avoid the “G” word, otherwise you might find that your reviews suffer for it. Best to underpromise and overdeliver. The word “rustic” is your friend.

We are trying to be a laid-back alternative to the snooty places downtown.
My future tent will be glamping, I will put in a nice air mattress, a rug and what the heck I will hang a chandelier, but it will still be a tent!

Our patio was a big expense but so necessary and worth it. I went over and above while building and setting it up in effort, design and specialty elements. It seems we can charge whatever we want 200+
We have matching vintage silver plate service, vintage hand-painted dinnerware from mid century, custom textiles, one of a kind ceramics etc etc.
There are glamping sites that use Hudson Bay blankets for example, and it just tells your viewers that you care about quality. Or have a nice electric fireplace in there. Glampers expect nice linens too.
In my area of the Catskills we’ve had a little zoning problem with glamping ventures. Folks have come in and bought large tracts of land, threw up some Lotus tents and then called themselves a glamping site with little attention paid to sanitation and our DEC/DEP regulations protecting the waterways. That said I may add a tent to my property next year. Users will not be using an outhouse, but rather the main cottage. The tent would be an extra sleeping accommodation.
Yes, there are several of those multi tent sites out there, I don’t think I personally would choose one.
I think I’ve posted this before but this is a “glamping” site in my neck of the woods, a mere 3 hours away. I’ve been on site for music events but haven’t stayed in any of their accommodations. But perhaps you can get inspiration. I wouldn’t say they done much in the way of landscaping. The big sky is the landscape.

I’ve had many people stay here on their way to, from or through Marfa. I also have a regular guest who is also a host in Marfa.
Yes I think I said further upthread that I have a nearby indoor toilet and shower that can be used. Around here the regulation is that I can have one septic system per acre and I still have capacity in one of my current ones so that I could conceivably hook it into my existing system
We are friendly with the local septic lady
Apparently in this enlightened place it is actually against the law to transport sewage over the property line without a permit. This keeps Bubba from backing up his truck, pumping his sewage into 55 gallon drums and dumping it in the local reservoir and I support the law because that is exactly what would happen .
The porta-potty option must be professionally maintained. I am not sure if we are enlightened enough for composting toilets in this county.
We kinda want to capture a fun and whimsical spirit. The airstream with the chandelier without nasty sewage is a potential model…
Just for the record my vintage travel trailer has a plumbed bathroom. It was designed as a park model trailer - intended to be connected to a septic system - and that’s what it is. I will be draining the water system soon since I live in the Northeast. I am grateful I don’t have to deal with any kind of alternative plumbing arrangement like a composting toilet. Although I would be open to an incinerating toilet in another setting.
I could hook up my 68 Airstream to the sewer, when I built my guesthouse I ut a cleanout in the right spot. But the thing is I do not want guests using the tiny/quirky bathroom or I would have already listed it. When its all said and done the guests will have a nice new bathroom and kitchen about 20’ away from the trailer, I may even lock the bathroom door inside. No cooking no pooping in the Queen Mary!
