Feeling annoyed at AirBnB response to guest cancellations

I see that you’ll be hosting a property in Liverpool but from the USA. Have you got an experienced co-host sorted out? I imagine that staff might be your first difficulty to overcome. Have you got that sorted?

By the way, Liverpool is a fantastic city. It’s definitely in my top ten greatest cities in the UK. And it has so much more to offer visitors that the two football clubs and the Beatles. :wink:

On the co-host front, @THOMASEFC9 should make sure to keep the listing ownership in his name, not make the mistake of many remote hosts who let a co-host or property management company list it under their own profile.

Thomas, have you checked all the str regulations for Liverpool? Are listings with remote hosts allowed? Are there limits or maximums to how many days a year you can host? Do you know what building and safety inspections you will need?

If I’m right - and I know that my UK information is a bit dated - he’ll certainly need some sort of planning permission / local authority go-ahead. This might include a business licence from the local authority.

I’m not sure but I imagine there would be a health and safety inspection too.

Hi i will keep the host name as mine under me. No i do not know what building inspection is needed other than the one i will make happen on my purchase of the property, My days stay range will be from 1 day ( night) - 28 days maximum. Anything longer i belive it can be viewed as a rental property & Anything longer comes with different guidelines

Thomas, in many areas in the UK (and other countries too) the law says that people can only host for 90 days per year, otherwise they fall foul of the law,

I was wondering if that’s the case in Liverpool? It often depends on the exact location of the property, rather than the city.

And vice-versa, some areas have regulations that you can’t host for less than a month or more.

@THOMASEFC9 It sort of sounds like you are putting the cart before the horse. You need to inform yourself of all local regs before assuming you are going to open an Airbnb, because it might not even be feasible or lucrative for you.

There are local hosting forums, and there is likely one for Liverpool. Although you are certainly welcome here, and there are many things common to hosts everywhere in the world as far as general advice for your listing, best practices, the workings of the platform, dealing with guests, etc., you may get more on-point info as far as regulations, inspections, and so on, from other Liverpool hosts.

I realize this comment is a year old but I had a question about this line.

Your guests wanted to cancel, you reasonably stood by your strict cancelation policy, but told them they could no longer stay? If they couldn’t cancel, they still have the booking, yes?

I think you read that wrong- it says “the guest would show up in spite of telling me they couldn’t”, not, “in spite of me telling them" they couldn’t.”

You’re get your Superhost status back quickly so don’t worry about it. As soon as you get those cancelled days booked you will fulfill the quota of days needed and will get it back.

In fact, try not to worry about the superhost thing at all.

Over the years I’ve talked to so many guests about why they chose us. Not ONE has said because I’m a superhost.

It just like a gold star at kindergarten - something to make you feel good that in truth means nothing.
