Can you set up a condition that guests can’t have a party or need to be quiet during special times?
Is it enought to have it with the booking mail or is it possible to do differently?
Of course! Put it in the first screen of your listing description, or ar least in your House Rules, and require than guests confirm they have read No Parties, No Unregistered Guests, and Quite Times…
Then ALSO include it in the Booking email that you send…

Yes as with airbnb and booking.com I can update this condition.
I will update my house rules and in the booking mail.
I have also raised my deposit that can be charged.
