I would kick her out if she is obviously intending to break pretty much all your rules. Next she’ll want full use of your living room that you’ve said you keep private!
Airbnb called her again (I havent had a report yet). She has cancelled and just left early this morning. I can only assume she was not prepared to follow rules. Could be her first and last Airbnb booking. If only people would read and not assume things like being in charge or being in an hotel. I have a booking for tonight already.
Don’t count on it. I’ve posted before about a guest who IB’d with me and then I canceled as soon as I saw her profile (back in June). She has subsequently stayed with many more hosts. She has multiple reviews warning of her behavior as well as requests for early check in and late check out but people still host her. She still gets “acceptable” reviews. I’m sure she must have many more stays that were mutual non-reviews. On the app, hosts can see that her star ratings are 3.5 for cleanliness, 4.5 for communication, 4 four house rules and 4 overall.
The bad guests just move on to their next victim. Airbnb doesn’t remove them, most hosts don’t know how to handle them and plenty just refuse to review.
Yes Ill have to take care to write a review. Airbnb were trying to talk me into a refund even though she cancelled. I guess they’re trying to make themselves popular, but they can afford it more than me.
Which brings me to a question. Many hosts lost their SH status or even listings when the metrics got higher on Air.
Will the same apply eventually to low metric guests? Or am I dreaming in Technicolor?
The reason I asked is because as hosts we are penalized if we turn down bookings.

Yep, the sensible majority then suffer for the odious minority. At least, because she left her reservation early, she will be unlikely to do it to anyone else.
Since your laundry is so strictly regimented and under so many constraints, just make it something you can offer in addition, something that you can use to “surpass” expectations.
To some people anything that stops them doing exactly what they want when they want with no reference to other people, logic or the environment is an imposition. One persons regimented constraint is another persons easy planning and consideration.
