I stalked her insta. Not one pic of her dog in an ESA harness, hardly any pics of her dog at all and none of her dog on her many travel adventures. Something needs to change. I am all for assistance animals. Animals that actually work for their human.

Continued discussion is great, but you have a given set of circumstances, limited support from Airbnb, and only a couple courses of action:
- Cancel and deal with Airbnb fallout;
- Try to get the guest to cancel with further description of responsibility for the animal, no partying rules, etc.;
- Accept the guest and be prepared to exercise vigilance over animal/partying, possible engagement with guest on same, and possible ensuing bad review.
Some hosts have found it useful to remind guests, âIâm nearby and can address any questions or concerns promptly.â

Yes, Airbnb said there is a penalty and that the guest may still write a negative review however I will be able to respond.
If youâre canceling, sooner is better than later.
I donât know the time cutoff but should just get the âHost canceledâŚâ next to their profile pic in your review list.

I had to cancel due to a family emergency (ABB did it for me) on the SAME day a guest was arriving. I was prompted to review the guest. That shocked me. I did not, of course, and they did not review me (thank goodness). BUTâŚ
Hereâs an example I just pulled from a hostâs listing that Iâm acquainted with:

Your guest is throwing a girl party with binge drinking, which means her poor ESA will probably get disturbed at the noise, poop and pee everywhere because theyâre too drunk or hung over to pay attention to the poochâŚ

As @dpfromva said, you have to lay down the law. I hope that your House Rules donât allow parties? You need to fully re-recite your house rules and all other limitations that youâre going to strictly enforce. If you have a (disclosed before booking) outside video system remind them that they must accompany pooch at all times, not just let it out to pee on your patio. Your letter should make it clear that from now on her stay will be rules based, and encourage her to cancel and book with a host that doesnât care.
Donât forget about the glitter in every nook and cranny he/sheâll be vacuuming up for a year and all the ruined make-up and fake-tan covered towels and bedding and the stopped up toilet full of make-up wipes and panty liners they tried to flush.
Ha, I got that one from a grandpa here to have a quiet Christmas with his family. Disaster. Literally found glitter for the next 12 months, food stains, door scrapes. And donât get me going on all the boxes they piled in the garage for me to breakdown

Ironically, I had a VBRO guest throw an unauthorized bachelorette party. Puked up a bathmat, had way more people than allowed, etc. I was new so no clue how to handle (I did sooo bad; too embarrassed to tell ). BUT, left place nice and paid for the extras w/o a fuss.
Yeah, my second booking ever emerged from her room the first morning with some guy. (I only host for one and she had arrived alone the previous late aft).
I well remember standing there with âOh shit, oh shit, how am I supposed to handle this, what do hosts do? No one warned me about thisâ going through my head. (I had no knowledge of hosting forums back then).
Somehow I actually handled it okay, let him stay and charged them a bit more in cash. They were a sweet young couple who squished into the single bed for a week and she left a review saying she spent one of the best weeks of her life here.
She wasnât trying to pull a fast one- she was a newbie herself and just didnât realize she couldnât invite her boyfriend to stay with her. And they had come from opposite sides of Mexico to meet up here- I couldnât in good conscience turf them out on the street.
Does you rental need some repair/maintenance/renovation work? Construction companies in my area are booking out 3-6 months for small jobs. Is the only time your repair person can do the work during their reservation?
It would be regrettable to cancel the reservation because the rental is having work but necessary & easily explained.
Yeah, you know, more and more I am figuring out that a calm, controlled, self-assured response is best.
Thatâs why I love these discussions. They help me decide how to respond BEFORE the hits the fan. Not always, but a lot.
I know not everyone agrees, but unless itâs egregious, I try to find a win-win when a guest transgresses. Like you intuitively didâŚkept your booking, made even more on it, blessed a naive, sweet couple.
I found a loophole to cancel. She is 27 and one of my rules states you must be 28.
Remember to block a day after the cancel so one of the other 9 cannot rebook.

OF COURSE they will. This is already happening on flights thanks to the airlines ESA ban and ban on shipping pets international.
I am in New York State. I do not allow pets, service animals or emotional support animals. This is what my listing says. âWe do not allow pets or service animals on the farm. We have eight livestock guardian dogs. The LGDsâ jobs are to protect the livestock from predators. They would consider your pet/service animal a predator and therefore your pet/service animal is not safe on the farm.â So far no one has argued with this and asked to bring their âpetâ and put it at risk.
