It consistently raised our rates, and coupled with the Airbnb fees going up (not sure why) i think guests were a bit alarmed. Most guests seem to think we should be substantially lower in price than the chain hotels at our exit.

Yes! My Christmas and New Years weeks are priced at least twice my usual rates, and the usual rates are the highest in the neighborhood on a per-person basis. Two of the Christmas week guests gave us four stars instead of five, but at almost $5000US a week more, it didn’t bother me (well, didn’t bother me enough to lower rates for those weeks)
