Anyone trying out the new Airbnb cancellation policy for rentals >28 nights

I don’t know. It doesn’t seem like a risk to the hosts particularly. I know there’s a lot of concern expressed about ending up with tenants by doing LTR, but outside of San Francisco (and Canada), the host, almost always, gains even more in landlord rights than the guest gains in tenants rights in the US (but not everywhere, especially not Canada (it’s that large area that’s not a state outside of Detroit. Or Seattle and I guess, Maine).

If a host wants to run their business this way, that is their choice but it’s an informed choice. It seems like the guests are assuming the risk to me. They think they have “an Airbnb”, there are frequent posts by guests who think they have a STR when they really have a LTR. Some of them actually say stuff like, “renting apartments sucked so I just do Airbnb now”. But the local laws prevail, Airbnb can’t help them once they realize they’re tenants. As a guest, this feels tricky but I guess we’ll just watch and wait.

That’s certainly not true in Canada. It’s incredibly hard to evict a tenant. It’s one reason people I know there quit doing LTRs and went to strs.

Yes, the issue is that there is a lot of variation in laws regarding landlord-tenant issues not only by country but by state, county and city and province, etc. Anyone using Airbnb for LTR in a place that has laws requiring cause to end a lease (like San Francisco and Canada and other places I’m not going to google right now) shouldn’t be using Airbnb for LTR regardless of the cancelation policy.

Or, well, actually, since Airbnb and many guests don’t know the laws apply to them, it could theoretically be safer to rent long term on Airbnb, assuming the guest doesn’t realize they’re a tenant and find out the laws. It still stays to my point that Airbnb is not taking (thousands of) laws into account and that it will cause trouble one direction or another, possibly both at the same time.

@Brian_R170 bear in mind the rental market is higher than it has been, thanks to Covid and related factors. So, whatever you used to charge is probably outdated and you should be able to command a nice premium. We just went through that a few weeks ago, and jumped 20% on one of our LTRs. We probably could have gone even higher but we are delighted with the new tenant and did a major overhaul of the space as well.

And of course, within Canada there are variations too. I know the BC residential tenancy act pretty well (and think that it’s pretty well balanced between tenants’ and landlords’ rights) but I couldn’t say anything about any other province without a lot of reading.

(Also, fun fact, Canada is the country just south of Detroit)

In a different thread, i mentioned I thought Airbnb was late to recognize the rental market had changed to embrace more long term rentals. This feels like they are trying to figure it out

Not always serious but today, yes. There have been multiple complaints about this sort of haranguing of other members, bullying and use of insulting language. So at the express request of the forum owner, Tom, everyone is on a shorter leash, dogs and cats.

There was, just recently, a colossal argument on my local Next Door forum that got a bunch of people suspended. It started when someone reported her cat was missing and mentioned that it had its leash on when it ran off. You never know what’s gonna trigger people :rofl:
