OK, so after all this I think the answer to my question is that I am only allowed to AirBnB my spare room for 90 days max a year.

P.S. there are such things as byelaws, which means that councils can have different rules - I have definitely read in the past that some councils are more flexible about this than others - however, this may all have changed with the newest legislation: https://www.gov.uk/guidance/local-government-legislation-byelaws

And in London, a 90-day rule was introduced last year under which no property can be rented out on Airbnb, or any similar service, for more than three months a year without planning permission.

As already noted, before last year it was ZERO days allowed on any short term letting sight. The 90 days law introduced last year was a relaxation of the law not a tightening of the law.

Please @Zandra, could you tell us which was the previous law that imposed a zero-day limit on Airbnb-type short-term letting?
